10. to stay in the Said Premises through the period of this lease, and should the Tenant move out
while the lease agreement is still effective the Landlord confiscates the deposit. However, after
the completion of 1 (One) year, should the Tenant be compelled to leave Thailand due to
unforeseen circumstances beyond the control of the Tenant and/or due to new assignment to work
in Japan, in this case, the Tenant shall furnish the Landlord 30 days notice, and the Tenant could
terminate this Agreement and the Landlord shall agree to refund all the deposit to the Tenant after
the Tenant shall settle the payment of any damage to property, payment of electricity, water and
telephone bills, if any pending.
