. to maintain all properties comprised in the Said Premises in good order and condition (wear and tear by normal usage or damages resulting from acts of war to be excepted)
4. to pay the Landlord all reasonable costs for repair or replacement of furniture and fixture that are damaged by the Tenant beyond normal wear and tear.
5. not to assign or sublet the Said Premises whole or part to any other person without prior consent from the Landlord.
6. not to make any alteration or additions to the Said Premises without the consent of the Landlord in writing. Any fixtures installed by the Tenant shall be removed at his own expenses and if not removed at the end of the lease shall become the property of the Landlord.
